did a french drain this weekend on my fathers house. don't wanna do another one anytime soon.

My yard could use some work but I don't care. The only time I spend out there on it is mowing and most of it cant be seen by the road anyway with how high the hill is and the trees along the road. The only thing I care about is the driveway and access road going up to behind the shop. Both need a lot more rock and some grade work to keep the water from washing it out.

I cleaned my yard on Saturday wasnt bad but still had 5 bags of trash only 2 fit in the trash can lol

Right now it's tough to justify. We bought our first house in 2010 and sold it 5 years later for a $100k profit. I wish we could have stayed, the mortgage payment was awesome. I'd probably be close to paying it off by now.

Figure starting a family in there as I don't have any kids right now but eventually do want kids, and factor in the assumption I'm not sure if I'll be staying in the Denver area. If the break was at 10-15yr I would go for it and put some sweat equity into the house to make it worth it, but at almost 30yr it's not worth the hassle.

I bet that doesn't take the appreciation of the house into account. My mortgage is less than what my daughter is paying in rent for a similar sized house in FoCo and so far our house has appreciated almost 150K.
