On the edges of the Valley, houses are still cheap. But to give you an example, my bro has a house in south Phoenix that he bought about 6 years ago. In the first 4.5 years, it appreciated from about 125k to 155k. Now the estimated worth is close to 300k.

: off topic question: Im getting my windows tinted as soon as I get to AZ. What % tint is legal and what is the best % to get all around?

Here's mine, and I think it's a little lighter than limo. Definitely legal, though. The dealership puts it on just about every car they sell.

Bill Heard does it on all their cars. They tack on like $1500 for each car, (which you can negotiate to next to nothing fairly easily) and that gives you tint, pinstripe (not on my car though, thank God), extended paint warranty to 5 years/unlimited miles (so if my wheels start chipping, or the body, it's fixed for free), and some other crap...they call it the "desert protection package".

I know when my friend bought an 04 Civic Si, the a/c and something else (can't remember what) that you'd think would be covered under warranty, wasn't because AZ was considered an "extreme" environment. You *had* to buy the extended warranty package to have it covered.

Housing moves really fast right now. And the prices are now starting to level out.

If you can, find a development that is not built yet and it will be cheaper. A guy I worked with bought a house in Queen Creek for $130K. By the time it was built appoximately 4-5 months later it was appraised at $230K. That was last year though when prices were jumping by leaps and bounds.
