We dont really factor credit ratings into house purchases. We just use it to see if u r a dead beat and have had collections or declared bankruptcy. Only thing that really matters is steady income and good tdsr and gdsr numbers.
its like evergreen right now. big houses, but since it way in the butt-**** middle of nowhere its cheap. give it 5-10 years and the houses will be worth ALOT of money, due to calgary expanding and developing in that area. plus its right beside fish creek
If I can recommend one thing I would recommend going to a detached home. I know 5 people that went that step and all sold within 2 years. The walls are not done properly and u will hear your neighbors and everything they do. I know your out of town lots but when your home u want to enjoy it
one thing that is forgotten = commute time
local really does affect value more than some people realise it...
I like something a little more central... heck even Midnapore (or as it's now called: midna-poverty) is a neighbor hood I would have liked to move back into - but with the traffic getting as bad as it has over the last decade plus, I'm pleased as punch that I'm in Riverbend...
(I pretty much grew up in midnapore, and attended midnapore elementary all the way through)

Midnapore is no more "centralish" than it was when I was attending Beaverbrook in the fall of 1994.
look at real estate prices, the more central, the more $$;
the typical trade offs as far as equal prices go are the more central house is worth about the same as a house further from downtown, that just happens to be larger square footage...

the hospital is scheduled to be done this fall I believe, or next fall. either way having a place next to a hospital is never a bad thing.
As for the walls thing, I'm usually not home alot. not just for work. it's something to get me started in make some money in a few years then maybe buy a house and do the same thing again. might just go buy an acreage back home after I sell the townhouse. I'm not sure yet

i meant it as the city will grow around it, so there would be alot of things around it as well.
(and you have no choice except for traffic on deerfoot for your commute!)
my brother is with the calgary health region;
it is most certainly NOT going to be done this fall.
iirc the hospital is going to be opening one section at a time, with only limited services for the first number of years...
The most amazing thing about townhouses and condos is they have a trash bin. You never have to deal with garbage pickup days. I loved just walking to the bin tossing it in and that was it. No storing trash and dragging it to the curb. That was the worst.
I don't even put my bins out every week... or in the case of now ~ going on two weeks
My dad & step mom can fill thiers (winnipeg only does the black bins right now) in a day...
yup, kinda wasteful...
they roll their eyes at me collecting their pop cans while I visit.
